With the Easter long weekend just behind us, it feels like the perfect moment to pause and appreciate the new growth all around us. This month is all about Earth Day (April 22nd) and prepping for the true "thaw." Here are three ways to refresh your space and protect your investment:
The Downspout Diverter: With April rains on the horizon, now is the time to ensure your downspouts are doing their job. Make sure they are extending at least 6 feet away from your foundation. A simple, inexpensive extender can prevent a world of basement-flooding headaches during those heavy spring downpours.
The "Wait for the Weight" Garden Rule: It’s tempting to get out there the second the sun hits the soil, but if the ground is still "squishy," stay off it! Walking on wet spring soil compacts it, squeezing out the air pockets that your plants’ roots need to breathe. If you can squeeze a handful of soil into a ball and it stays together, it's too wet to work.
Kill the "Vampires" for Earth Day: In honor of Earth Day on the 22nd, do a quick sweep for "vampire power" (standby power). Unplug small appliances you aren't using—like the toaster, guest room TV, or coffee maker. Even when "off," these devices can account for up to 10% of your monthly energy bill. It's a win for the planet and your wallet!

March Market Update: What We’re Seeing Right Now
Hey everyone, it’s Scott Poland here with Chestnut Park. I wanted to take a few minutes to walk you through what we’re seeing in the market coming out of March, because some interesting trends are starting to take shape.
Prices Are Holding Steady
Let’s start with the headline number.
The average sale price for March came in around $770,000, which is very stable—only about a 0.6%+ change compared to this time last year.
So despite everything we’ve been hearing about the market, prices have really held their ground.
Homes Are Taking a Bit Longer to Sell
Where we are seeing a shift is in how long homes are sitting on the market.
Right now, the average days on market is around 36 days, compared to 26 days last year.
That tells us a couple of things:
Buyers have a bit more time to make decisions
The urgency we saw in previous years has cooled off
Not every home is selling right away
This doesn’t mean homes aren’t selling—it just means the pace has become more balanced.
Inventory Is Starting to Pick Up
Now here’s where things get interesting.
We’re starting to see more listings come onto the market, which is pretty typical for this time of year.
The lead-up to March Break usually slows things down a bit. Then you’ve got March Break itself, followed closely by Easter—and once all of that wraps up, listings tend to hit the market.
That’s exactly what we’re seeing right now, especially heading into early April.
What This Means for Buyers
If you’ve been watching the market as a buyer, you’ve probably started to notice something:
You finally have more options.
With more inventory comes:
More choice
Less pressure
And a bit more time to make decisions
And if this trend continues — which I expect it will over the next couple of months — buyers are finding themselves in a much more comfortable position than they’ve been in for a while.
A Closer Look at Property Types
I’ve also included a more detailed report that breaks things down by property type — detached homes, condo apartments, and townhouses.
It’s actually pretty interesting to see how inventory varies depending on what you’re looking for.
In some categories, there are still very limited options, while others are starting to open up a bit more.
So if you or someone you know has a specific type of home in mind, it’s worth taking a closer look at those numbers.
Who Benefits Most Right Now?
This is the part I don’t want people to miss.
The buyers who benefit most in this type of market are:
First time buyers and Up-sizers.
First time buyers - have never been in a buyers market in all of Jess 18 year career, so take advantage now.
Up-sizers - The price gap between entry-level homes and larger detached homes has tightened more than we’ve seen in recent years.
What that means is:
If you’ve been thinking about moving up — this might be one of the better opportunities we’ve had in a while to make that jump.
Final Thoughts
Overall, what we’re seeing right now is a more balanced and healthier market.
Prices are stable
Inventory is increasing
Buyers have more breathing room
And that creates opportunity — if you know how to approach it.
