Average Price: $885,593 ( 8.0% year-over-year)
The Takeaway: Buyer activity in the detached segment surged this past month, with total sales up over 15% compared to last August. The drop in average price reflects a broader selection of entry-level and mid-range detached properties changing hands, giving buyers more room to negotiate and find great value before the fall rush.
Semi-Detached Homes
Total Sales: 6 ( 0.0% year-over-year)
Average Price: $687,750 ( 15.4% year-over-year)
The Takeaway: Semi-detached homes remained steady in terms of volume, holding firm at 6 sales for the month. However, demand for these versatile properties pushed the average purchase price up significantly by 15.4%, highlighting semi-detached homes as one of the most competitive property types in Guelph right now.
Condos & Apartments
Total Sales: 14 ( 26.3% year-over-year)
Average Price: $518,166 ( 16.8% year-over-year)
The Takeaway: While condo sales volume dipped as buyers weighed their seasonal options, pricing momentum stayed surprisingly strong. The average condo price jumped nearly 17% year-over-year, driven by high demand for updated, turn-key units close to Guelph's downtown core and university area.
