As a side note, if you're a buyer the summer is a great time for you to be shopping for your new home! The days of a Real Estate "deal" are over BUT in the current market homes are not selling as fast and don't have ridiculous bidding wars that end in $100,000 over list price. So as a buyer you should be pretty excited! The market has leveled out a bit, it's still a great time for real estate on either end but come September be prepared for a possible price jump in the direction that won't favour you, as a buyer.
