Hope you're having a fabulous hump day! So far, it hasn't snowed nearly as much as "they" said it was going to! So let's hope it's not actually winter round 2 and we can move onto Spring, it was such a tease over the weekend, I saw the potential for better weather so I have hope!
Let's hope you can see some potential in my favourite pick of the day.
For some people it's incredibly difficult to look at a home and see past the paint, wallpaper, shag carpet, paneling, you name it! Granted, it can be. BUT sometimes you have to see the potential in something as well, kind of like your significant other at one point in time. Even if the finishes aren't there yet, take a step back and look at the bones, layout and location. Everything else can change over time. I bring this up because there's a home that hit the market today 71 Doyle listed with Coldwell Banker, it's in the south end, which I know gets a bad rep sometimes, but it's still really desirable! This 2 bedroom bungalow has an unfinished basement, wallpaper, oak cupboards.. it's dated, but not hopeless.
The point is, there is mega potential in this home. You could purchase this as a first time home and ADD value to it by updating these things over time. I'm still amazed at the power of a couple coats of paint. Not to mention finishing a basement in a bungalow is a HUGE value add, you get the same square footage upstairs as you do downstairs so your 1100.sq.ft bungalow now has over 2000 sq.ft of living space. #foodforthought #bungalowsforthewin I realize I'm making it sound easy but the people that are going to get a "deal" in a market like this are those that are handy, not picky or have the $$ to update an out of date home.
All that being said if you need a hand with vision and layout between Jess and I (we've done more renos to our own homes than anyone ever should) we've got a pretty good knack for it. To put things into costs, if you ever need help finding a contractor send us a message, we've even brought them in before a client has purchased a home just to see how much some of their reno ideas would cost them before they purchase.
Hope I've given you something new to consider and if not, try to see the potential in something else today... like bringing back shoulder pads!
