Let's get into the nitty gritty before I talk about our awesome new listing. We've been having conversations with friends, neighbours, acquaintances at the dog park about all things real estate. Something that always comes up is, is now really the best time to purchase real estate?

Obviously I'm biased but yes, it's actually a great time to buy right now. We're heading into what we like to call "Desperation December". If you see a home pop up at this time of year it's likely because the seller has to sell not necessarily because they want to.

Not that I want to prey on the fallen but let's reframe our thinking on that and call it an opportunity for the buyers that don't give up during this time of year. Of course interest rates play a major part in all this but between now and whenever they decide to drop the interest rates ( which we've heard is going to be in Spring of 2024 sometime) it is the bottom of the market. Which means now is the time to take advantage of the lower prices, get a variable mortgage and once the interest rates drop see if you can lock in a rate and switch to a fixed term at that lower rate. Now you've taken advantage of the lower prices and still get a reasonable rate. Seems like a win-win. If you also need to sell it gets a little more complicated but we always say, if you're buying & selling in the same market you're going to win and lose on one end or the other.
