Slow Market in Late August: Tips for Sellers and Buyers

I'm Scott Poland with Chestnut Park West. I want to share some insights for both buyers and sellers as we approach the second half of August. Historically, the last two weeks of this month tend to be the slowest in the real estate market. Many people are taking their final vacations before the routine kicks in again in September when the kids go back to school.
For Sellers:
If you're selling your home, be prepared for a potentially slow period. Don't rush into making price reductions during this time. I recommend holding off until September to see how the market performs. We're advising our sellers to wait to list their homes until September if possible. If you must list now, try to stay patient, knowing that the next couple of weeks might be slow.
For Buyers:
On the flip side, if you're in the market to buy, this could be a great opportunity. With a large number of homes available and fewer buyers actively looking, you might find some great deals. Sellers currently on the market may not be getting many showings, which could work to your advantage. Whether you're buying or selling, there are benefits to each side during this period.
