This is the process you can expect when we start the home buying process…

Typically there are two brokerages involved in any real estate transaction:

  • Listing brokerage / Listing Agent - they put the home for sale & on MLS

  • Co-operating Brokerage / Buying Agent - they represent the buyers interested in homes on the market

What happens during the conditional period?

  • Typical conditional periods are between 3 - 7 business days

  • Inspection (if applicable) usually between 2.5 - 3 hrs long depending on the home. We can recommend a few home inspectors.

  • Financing approval (if applicable) we will send all documents to your mortgage agent/broker

  • Status Certificates for Condos and other docs may take up to 10 business days

The Time Between Firm & Closing Date

During this time we’ll be in touch to provide things like:

  • Scheduling walk-throughs

  • Moving Checklists

  • Moving Package includes: 10 Moving Boxes, Sharpies, Labels & Packing Tape just to get you started!


How Do Buyer Agents Get Compensated?

The Seller of the home pays the commission to the listing agent along with the buyer agent.
