Mortgage and Pre-Approvals
Knowing what you are pre-approved for from your mortgage broker or bank is very important when we start to look for homes. This will determine the maximum price point you are comfortable with affording.
Your Bank or Mortgage agent will ask you for the following in order to get pre-approved:
1. Job letter and pay stub for salaried and hourly employees
2. Last 2 Notice of Assessments (if you're self employed)
3. T4 Slips
4. Proof of down payment and closing costs
5. Void cheque for the account the payments are to be drawn from.
Quick Tip: Be sure to mention to your mortgage broker if you are a First Time Home Buyer or a Senior - there will be incentives you can take advantage of.
