How to prepare your home

What staging is necessary?

Staging helps to neutralize your home so that others can picture themselves living there. If you do nothing else, do the following:

  • Minimize STUFF lying around - start packing, you’ll be happy you did!

  • Clean, clean, clean

Looking to get top dollar?

Today’s buyer is busy and looking for move in ready homes and will discount homes in disrepair. So what renovations will make you money?

  • Perceived value vs actual cost?

  • Paint

  • Flooring

  • Drywall repair

  • Complete unfinished projects

  • Maintenance items that are due

What will buyers see?

Buyers coming through your home will be looking for:

  • Functionality: does the room have a clear purpose?

  • Updates: how are the finishes?

  • Date of mechanicals: how much will they need to budget to move in?

  • Water damage: this scares buyers, so disclose or repair if it has been remedied.

  • Cleanliness: if the home is not showing it’s best when selling, buyers will assume it hasn’t been maintained.

Pre-list home inspections?

When does it make sense to do an inspection before listing?

  • If your planning to do some repairs prior to listing, consider a pre-list inspection to remedy any issues that a buyer will have

  • If you’re holding offers and own an older home that is in good repair, you can provide this to buyers during their showings to help to get you a cash offer
