There is a nice little list today to view but I want to focus on 14 Kensington because I feel this could make a great home for a retiree or first time buyer. The lot and area are awesome, along with the updates they have done. As a first time buyer, it's very tough these days to get into the market so the importance of income potential is critical. If I were buying my first home I would have the basement registered as an apartment, rent it out for many years and possibly keep this as my long term home because of the 1 floor living into my Golden Years. As a first time buyer you're building equity and eventually have the option to either take over the whole house or rent the home out and buy another place, building a real estate portfolio. If you decide to rent the whole place and buy another home to live in your down payment commitment is smaller because you're buying your primary residence.

As a retiree our real estate prices are so high to downsize, move to something decent and have a bunch of money left over to live it up!! It has almost become a lateral move these days in Guelph so the days of cashing out are no longer common. If you're open to renting out the basement as a retiree, you're having someone else help fund your retirement while you're golfing in Florida and why not have one of your kids deal with the tenant. Prices going down.......?

There's a lot of talk about making homes more affordable especially with upcoming election but the fact is we had 132,417 new Canadian's move to Ontario in 2018 and only 70,257 housing starts (new builds). Since 2017, the Canadian government announced its aim to significantly increase the number of permanent residents to Canada in order to combat an aging workforce and the decline of working-age adults.  Everyone is aware of basic economics - supply and demand drive prices.  

According to an analysis of Statistics Canada data by Ryerson University’s Centre for Urban Research & Land Development, Toronto lost 30,000 people per year between 2016 and 2018 to more affordable housing markets. Long commutes, or simply giving up on higher-paying jobs in Toronto, this is the price people are paying to afford a roof over their head.  That's us GUELPH, they are still coming to us from the GTA, our prices are not dropping and it's also effecting our rental market putting rents out of reach for some people.

With that long winded thought you first time buyer should look at 1 Sunnylea Cres, it's in General Hospital neighbourhood which is great, walkable to downtown,1 bedroom condo apartment.  Shows well, priced sharp and the Listing agents from Royal Lepage mention this important detail, with $12,000 down, the mortgage will carry for $1,116/month - less than most rents in the city.

Have you heard of "She Sheds" ? If not you're about to! Listed with Coldwell Banker 89 Morris St in Guelph is a detached 2+1 bedroom bungalow that has been completely renovated top to bottom, from the photos it looks like every corner of this home has been beautifully updated, Including the backyard which has a (drumroll pleaseSHE SHED!!! I didn't actually think these were going to take off and up until this home we haven't seen a home with one BUT this is awesome. "She Sheds" are basically the female equivalent to the "man cave". These upscale and classy sheds are every moms dream! Lock yourself away, outside of the house for 5 min in silence where you can gather your thoughts, hide your treats and enjoy the occasional glass of wine or bottle with NO interruptions almost sounds too good to be true.
