This executive bungalow is located in Kortright Hills neighbourhood, known for its rolling hills, mature trees, proximity to parks, nature trails, schools, shopping, and easy access to the 401 for commuters. I know the write says there are “to many updates to mention” but I feel it still needs quite a bit. I like the idea of add my own taste to a home but I realize that isn’t for everyone. This home is a great value as it is underpriced and has huge long-term potential. You would never need to move again how nice does that sound:) Other features include solid hardwood floors throughout, a double-wide concrete driveway, and a side entrance with separate access to the basement. If you wanted to create a suite for family or passive income that is certainly an option. This home is listed with Re/Max Professional Inc out of the GTA.
I'm biased but today's pick is 51 Flanders
Having lived in this area before, I may be biased, but I highly recommend Crane Park just down the street for its outdoor activities, paddling, off leash door park and hiking opportunities. If you're in search of a peaceful haven in the midst of the city, look no further. You can bask in the morning sun through the large front windows, and enjoy the sun-drenched in-ground pool all day long in the private backyard. On hot days, you can retreat to the upper deck with its retractable awning for some cool shade. During the fall and winter, cozy up by not one, but two gas fireplaces with your favourite book and beverage. You'll also be just a short walk to the city bus stop at the end of the street for easy access to the university, schools, Stone Road Mall, shops, and restaurants. Commuting is a breeze too, with the 401 just a quick drive down the Hanlon. Don't miss out on this wonderful family home! This home is listed with Royal Lepage Royal City Realty.
Old University beauty
My favourite place on today's list is 43 Forbes Ave.
This property sounds like a great investment opportunity for both investors and university parents looking for a place for their children to live while attending the University of Guelph. The location is a dream for those who want to be within walking distance to both the university and downtown.
The fact that this is a legal 2 unit home with a total of bedrooms provides flexibility for the buyer. The bonus of a double driveway from the rear of the property that can park up to 6 cars is also a great feature.
The third floor loft with a very large bedroom and bathroom adds to the uniqueness of this property, and the potential for dividing the bedroom or using it as an office provides additional options.
The second floor with 2 bedrooms, living room, kitchen, and another bathroom is also a great feature. The basement with two good sized bedrooms, large windows, and a Jack and Jill bathroom will certainly attract higher rent.
The fact that the owner has meticulously cared for this property and always selected the highest quality tenants is also reassuring for those looking to invest in a property.
Overall, this property offers a lot of potential and flexibility for buyers, and the rental income from the tenants who would like to stay provides added security. This home is listed with Red Brick Real Estate Brokerage.
To busy to update your next home?
Anyone feel to busy these days to renovate a home? 28 Marsh Cres sounds like a fantastic property with many desirable features and amenities. The open floor plan with bright windows and private, fenced-in yard creates a welcoming atmosphere. The updates and upgrades throughout the home, including beautiful wood floors, stainless appliances, and quartz countertops, make it a modern and comfortable living space. The spacious primary bedroom with a walk-in closet and ensuite bathroom, as well as the additional bedrooms and family bath, offer plenty of space for a growing family or visiting guests.
The finished basement with a 3pc bath, huge rec room, gym space, and bonus dry sauna, adds even more value and flexibility to this property. Additionally, the rare double-car garage and double driveway offer ample parking options.
The location of this home in Guelph's south end, situated on a quiet crescent, is ideal for those looking for a family-friendly neighborhood with access to nature trails and excellent schools. The easy access and commute options to the GTA make it a great choice for those needing to travel for work.
Overall, this property sounds like a great opportunity for anyone looking for a spacious and updated home in a desirable neighborhood. This home is listed with TrilliumWest Real Estate Brokerage.
Huge potential in this Dovercliffe Park backsplit
This is a description of a traditional 3 bedroom backsplit home located in a quiet and established neighbourhood in Southend. The home has only had one owner and is now being sold to the next family who can spruce it up and make it their own. The property features a separate side entrance that could be used to generate extra income from a future basement apartment. Although the home has great potential, it does require some updating.
The home is located in a great neighborhood that offers access to excellent schools, parks, tennis courts, walking trails, and transit. It is also just 5 minutes away from a mall and has great transit options to the nearby University. Despite its proximity to amenities, the neighborhood is known for being peaceful and quiet.
The home is being sold in "as is" condition, which means that any necessary repairs or updates will need to be made by the new owners. Overall, this is a great opportunity for a family looking to renovate and customize a home in a desirable location with potential for additional income. 4 Bedrooms + Court + Park = Good Opportunity
This is a nice south end home with 4 bedrooms, a court location, double garage and it backs onto the park. I would say that checks a lot of boxes for a lot of families. It is also listed for $709,000 and they aren’t holding offers, which means there MAY be some room to negotiate! With townhomes selling in $500-$600K+ range, this well priced home won’t last. there are always options
There is a nice little list today to view but I want to focus on 14 Kensington because I feel this could make a great home for a retiree or first time buyer. The lot and area are awesome, along with the updates they have done. As a first time buyer, it's very tough these days to get into the market so the importance of income potential is critical. If I were buying my first home I would have the basement registered as an apartment, rent it out for many years and possibly keep this as my long term home because of the 1 floor living into my Golden Years. As a first time buyer you're building equity and eventually have the option to either take over the whole house or rent the home out and buy another place, building a real estate portfolio. If you decide to rent the whole place and buy another home to live in your down payment commitment is smaller because you're buying your primary residence.
As a retiree our real estate prices are so high to downsize, move to something decent and have a bunch of money left over to live it up!! It has almost become a lateral move these days in Guelph so the days of cashing out are no longer common. If you're open to renting out the basement as a retiree, you're having someone else help fund your retirement while you're golfing in Florida and why not have one of your kids deal with the tenant. Cute as a button - 55 Harris
This cute 1.5 storey beauty sits on a great 50x127ft lot in a family friend area in St. Patrick’s Ward. We have friends that once lived on Harris St and they still talk about this neighbourhood and how much they miss it. This home has seen many updates and you can rest easy as this place has had a pre-inspection which was complete by a fantastic team of structure engineers. The inspection will be thorough and detailed so if you have any concerns ask to see it. This home is listed by our co-worker Beth Brombal at Home Group Realty.

Get your Vote on!
It's voting day! I'm sure you've been hearing things all day about the elections and I do hope that you have voted. Elections tend to affect the real estate market and activity drops right around election day, so it's no surprise that we only have a few to look at. That said, expect things to pick right back up this week.
On today's list is a nice family home in Exhibition Park area at 10 Kimberley and for the investors, a great 6 plex with a 5.4% cap rate at 66 Willow Rd! A cap rate over 5% in Guelph is pretty hard to find, so this is one to look into.
Don't forget to vote today!
