What to look for when going through a home
Our job is to help you look past the shiny furniture and new paint to see what the house really has to offer. Here are some tips of things to look for:
Check for water staining on the ceilings, around windows & in the basement
Look at the date on the furnace sticker
Check the roof shingles for wear & tear and warm spots
Are there scents in the home that are covering up something?
Listen for noises
Check out the electrical panel for faulty wiring
Check for large cracks in the foundation
Check for signs of deferred maintenance (leaky taps, long grass) & bad DIY jobs

New Home vs Resale?
There is no right answer, it depends on what you are looking for in a home. Consider the following:
Location: established vs new?
Price: cost/sqft resale is typically lower & you have more flexibility with price
Additional Costs: renovations to resale homes and upgrades in new homes
Style: are you able to get the style of home you desire for your price range
Moving date: how much time you have may determine if new homes will work
Neighbours: older resale homes often have a mixed bag (families, renters, retirees) whereas new homes often attract the same kind of buyers, depending on who the builder was trying to attract
